June 2013 Real Estate Snapshot

Forest Park's residential real estate market continues it's year-over-year climb.  Like many markets around the country, inventory of homes for sale in Forest Park is down 29% from 139 homes for sale in June 2012 to 76 homes on the market this June.

This lack of available homes for sale combined with an increase in the number of qualified buyers looking for homes has contributed to a steady increase in the number of sales and the average sales price of homes sold this month. The average list price of $181,104 (rolling 12 month average) for all homes for sale in Forest Park this month is up 11% from an average list price of $163,173 a year ago

The 203 sales that closed this month reflect a 47% increase over 138 closed sales this same time a year ago. The average sales price of $167,253 for sales closed this month reflects a 16% increase over the average sales price of $143,650 this same time a year ago.

When distressed properties are taken out of the equation, the news gets even more positive.  The average sales price for traditional sales closed this month was $213,030 - a nearly 21% increase over the average sales price of $176,483 for traditional sales which closed this same month a year ago.
